How do I set up utilities in a Bangkok condo?

For most condos, electricity and water are already connected—you simply pay monthly bills to your landlord or building. For internet, contact True, AIS, or 3BB directly (3-7 days setup). For a mobile phone, buy a SIM at any 7-Eleven with your passport (instant activation). Total monthly utilities for a 1-bedroom typically run ฿3,000-6,000.

Electricity

Electricity in Bangkok is supplied by the Metropolitan Electricity Authority (MEA). In condos and apartments, the connection is already set up—you don't need to apply for service. You simply pay your monthly bill based on usage.

Important: How you pay depends on your arrangement. Some landlords include utilities in rent, some bill you separately at MEA rates, and some charge a markup. Clarify this before signing your lease.

Water

Water in Bangkok is supplied by the Metropolitan Waterworks Authority (MWA). Like electricity, water is already connected in condos. Bills are relatively low—typically ฿200-500 per month for normal usage.

The MWA rate is approximately ฿18-20 per unit. Some landlords charge ฿25-35 per unit—technically not allowed, but common. Water is rarely a significant expense compared to electricity.
