Methodology

Every number on this page is computed from the typical asking-rent ranges of the 50 condominiums profiled in our directory. For each building we record the range that units are typically advertised at; the “midpoint” is the middle of that range, and medians are taken across buildings, weighted equally.

Three honest caveats. These are asking rents, not signed-contract prices — negotiated rents often land 5–10% lower. Buildings differ in unit mix, so a luxury-heavy soi will skew higher regardless of location. And our directory, while the most complete public one for Phrom Phong, does not cover every building in the area.

Phrom Phong is one of Bangkok's pricier rental areas — comparable to Thonglor and Ploenchit, and clearly above On Nut or Phra Khanong. You are paying for the EM District malls, Benjasiri Park, and direct BTS access on the doorstep.

Are these real transaction prices?

No — they are asking rents: the typical advertised ranges for each building in our directory. Negotiated rents are often 5–10% below asking, especially for 12-month contracts in low season (May–October).
